Available NSP Homes With 15000 Grant Towards down payment And Closing Costs
I have a Hero client in escrow right now to buy a home through the City of Phoenix Neighborhood Stabilization Program. After having a difficult time finding him and his family a home in our fast paced and competitive Phoenix area market, I turned to search for the City of Phoenix Neighborhood Stabilization Program to see if there were any homes available and sure enough we found one. I called and spoke with the listing Realtor and she explained that they had received 6 offers already, but that the seller had not yet reviewed all offers. I told her I would gettingbuyer once again together with our ever important mortgage lender and submit all requires offer paperwork, that I had worked with City of Phoenix NSP and that I know how important having everything submitted up front is to the sellers decision on which contract to accept. You have to qualify for a mortgage loan and should be using a mortgage lender that has experience working with the City of Phoenix NSP, Community Housing Resources and a Realtor that is familiar with ALL of the required paperwork.
You have to live in the home as your primary residence for 10 years to have the silent second mortgage forgiven. A silent second mortgage is a lien that Community Housing Resources will put on the home until you fulfill the obligations of the program.
The homes have been completely remodeled and quality of work is of the highest level. The City of Phoenix has a standard that all homes in the NSP must meet or exceed...these homes are more energy efficient than new homes being built today.
You will need to participate in a homebuyer education class that goes over the realities of home ownership and how to budget for your new home.

Brand New Windows
Brand new plumbing
Brand new air conditioning
New insulation to an R38 value
New paint in and out
New energy efficient "NEST" thermostat
