Available NSP Homes With 15000 Grant Towards down payment And Closing Costs

I have a Hero client in escrow right now to buy a home through the City of Phoenix Neighborhood Stabilization Program.  After having a difficult time finding him and his family a home in our fast paced and competitive Phoenix area market, I turned to search for the City of Phoenix Neighborhood Stabilization Program to see if there were any homes available and sure enough we found one.  I called and spoke with the listing Realtor and she explained that they had received 6 offers already, but that the seller had not yet reviewed all offers. I told her I would gettingbuyer once again together with our ever important mortgage lender and submit all requires offer paperwork, that I had worked with City of Phoenix NSP and that I know how important having everything submitted up front is to the sellers decision on which contract to accept.  The next morning, I received an email from the listing Realtor congratulating the buyer and myself for having the most complete file submitted and we were awarded the contract.

Here's what you need to know:

There are other homes available with the same $15,000 available for you to use as a down payment and closing costs, but you will need at least $1000 of your own funds to participate in this program.

You have to qualify for a mortgage loan and should be using a mortgage lender that has experience working with the City of Phoenix NSP, Community Housing Resources and a Realtor that is familiar with ALL of the required paperwork.

You have to live in the home as your primary residence for 10 years to have the silent second mortgage forgiven.  A silent second mortgage is a lien that Community Housing Resources will put on the home until you fulfill the obligations of the program.

The homes have been completely remodeled and quality of work is of the highest level.  The City of Phoenix has a standard that all homes in the NSP must meet or exceed...these homes are more energy efficient than new homes being built today.

You will need to participate in a homebuyer education class that goes over the realities of home ownership and how to budget for your new home.

All NSP homes have the following:

Brand new roof

Brand new flooring

Brand new appliances

Brand new cabinetry

Brand New Windows

Brand new plumbing

Brand new air conditioning

New insulation to an R38 value

New paint in and out

New landscaping

New energy efficient "NEST" thermostat

New 6 panel doors

New gates and hardware.

New bathroom vanities, sinks, toilets and tub/showers.

Don't wait and don't call your family friends Realtor...you need to work with ME!  Otherwise, you will be going against me when I write an offer for my buyer client, so you are better equipped to work with me than against me.  Together, we win!

Feel free to contact Andrew Texidor at 602-909-9414 or Saul Mendoza (habla espanol) at 480-206-1792.

As you can imagine, homes that are brand new and the seller is giving away money to the buyer can sell rather quickly, so don't wait, call Andrew today and he will connect you with one of hs mortgage lenders and get you qualified this weekend so we can get out and find you your own available NSP homes with $15,000 to use towards down payment and closing costs
