Down Payment Assitance And Zero Down Loans

Did you know that counties have grants available to assist home buyers with the purchase of a home?  Currently there is a program in Maricopa County that will give buyers a 5% grant to help with down payment and closing costs.  This is free money that does not have to be paid back!  There is a very similar program for Pinal County that will provide a grant of 4%!  Again, no repayment on this money, it is a grant!  To make sure the money is going to people who need the assistance to get in to a property, there are a few qualifying factors.  Often times it is cheaper for clients not only monthly, but initially to get in to a house by purchasing through one of these programs than it is to move in to a rental.  

If you do not qualify for a grant due to income or another factor, there are two new loan types that you might be interested in.  One is a 100% financed FHA loan (no that is not a typo).  The other is a 5% down conventional loan with NO MORTGAGE INSURANCE!
