The prices of the Active homes range from $129,900. - $515,000.
The Pendings range in price between $173,000 - $349,900 with average days on market hovering around 104 days.
The closed transactions range in price from $175,000 - $307,000, with the average days on market at 44 days.
One of the facts to take into account when looking at the days on market are the short sales. There were 4 homes that are currently pending, that have been on the market for over a year. Those numbers skewed the days on market just a bit, if you take those homes out, the Average days on market for pending drops to 52 days. So, from a little over 3 months on market to a little less than 2 months. In this market, over pricing your home is the kiss of death, and will result in longer days on market along with a smaller paycheck at the end of everything.
